The Leasing Process:
After contacting us and supplying your property information, an agent will call you to go through everything with you, give you an estimate of rental value and answer all your questions.
After your home is listed for lease:
A sign will be placed in the yard, information is added to the web site, a lockbox is put on the door & pictures will be added to the web.
Your house is shown by appointment only.
We will write up the offer to lease and have the prospective renter fill out an application.
The screening process begins:
Mortgage history & employment history is obtained plus rental history & credit report from national credit bureau is obtained. Once the screening is completed, it is compared to the qualifications for leasing. We present you with their information and let you make the decision. On managed properties an extensive written inspection is completed at move in.
On or before move in:
Rent and deposit are collected.
We will get confirmation #'s that utilities have been changed over, keys and garage door openers are given to the renter.
Ongoing Property management includes:
Handling maintenance requests.
Taking care of after hour emergencies.
Monthly documentation of all monies received and dispersed to owner.
Appropriate action taken if rent is not received on time.

Charges & Fees
The leasing commission: Most companies charge a full month's rent, our commission to lease your home is 75% of the first month’s rent (6.25%), prorated to one full year. For example, if your home rents for $1000 per month on a 12-month lease, the one-time commission would be $750. The commission for a 24-month lease on the same home would be $1500.
The management Fee: Other companies charge 7 to 8%; we only charge 5% to manage your home, ($50 minimum-to collect rent and handle maintenance calls, etc.)
If your tenant renews their lease, most companies charge you another full commission; We will only charge you 1/2 of the regular commission.
If you are using our management services we will hold $300 in reserve to cover possible costs as needed. (This is not a fee and is fully refundable.)
The set up fee: Your only upfront fee is just 10% of one full month's rent to list your property. (If your home rents for $1000 per month you would pay a one-time listing fee of $100.00.)
